This building is situated on the site of the Bloemhof Electricity Depot and was conceptualised from the City’s desire to consolidate all the dispersed electricity departmental sections. It was the City’s request that the building be designed to the standards set by the Green Building Council of SA. The project has been awarded a 5 Star Green Star rating by GBCSA by design, although the as-built rating is still awaited.
The building comprises six levels, a parking basement, and an auditorium on the ground floor, four office floors and a roof garden. The five levels are configured around a multi-level central atrium with glass partitioning. The main office space on each floor is linked through a series of bridges between sections.
AL&A’s role as project manager is to manage and co-ordinate the consultants, client and contractor, and thus complete the project on time, within budget and to the required quality. AL&A also fulfilled the role of Principal Agent on behalf of the client during the construction phase of the project. Construction of the building commenced in October 2011 and first occupancy was taken in November 2013.
